We have an opportunity to start our own house refurbishing business. In most ways it seemed as if God had presented such a blessing. First God gave us the training for the business when he allowed our own home to flood multiple times. From having our own home gutted and repaired, even doing some of the repairs ourselves, we learned the business of house repair, inclusing dealing with contractors and repair people. Second God blessed us to find this great property with an awesome resale potential in a tourist area wher homes have a steady resale history. Thirdly, God blessed us to negotiated a great price with the seller, well below the appraised amount. My husband and I even thought we had found ideal lenders.
But we recently found our ideal lender felt the price was too low in comparison to the cost of repairs. Now, we are facing a lot of hurdles to getting financing on this fixer upper property, either rejection or lenders asking too much money down. I always heard where God guides he provides. Recently, it's been challenging to see God's provisions in this frustrating process. Most of the time, we still believe God is jsut using this experience to grow our faith. Recently, however, moments of doubt have crept in and cause us to doubt whether God will allow us to get this business off the ground. Pray for us. Our prayer is that God will provide the wisdom, the capital, the right lenders/investors or what ever resources are in line with his will for us. Veronica |

My prayers will be with you and your husband as you complete this venture. Your obstacles are not likely unique. Banks are certainly conservative lenders when it comes to real estate. You should be prepared to pay a bit more in interest, but consider other avenues for the funds, including private lenders. Consult with local real estate brokers who have developers as clients to determine how they have faced similar hurdles. Like Josiah, do what is right in the sight of the Lord, and look neither to the right nor to left.
